Plans, elevations and roof designs are generally pre-selected for each lot sometimes due to setback requirements or other lot specific requirements or to allow the distribution of designs in order to keep your home from looking like the one next door. In most pre-sale situations, we will consider giving the buyer the opportunity to choose the lot and/or floor plan on which to build.

Can I select exterior colors for my new home? |

Although, Regent Homes builds pre-planned communities, we do allow Buyers to choose their exterior colors, interior colors and hard surfaces if the construction schedule permits and materials have not yet been ordered. Exterior colors are pre-selected for each lot in order to keep your home from looking like the one next door.

Can I add upgrades to my new home? |

Yes! Regent Home offers many upgrades and options to choose from which accommodate most buyers’ needs. If you are interested in specific upgrades, schedule an appointment with your Real Estate Representative right away to inform Regent Homes of the specific upgrades you are interested in so that Regent Homes can obtain pricing and confirm availability of specific upgrades.

Will I get credited for standard features that I upgrade? |

In, most cases upgrades are priced as a difference of what the standard features cost, no credit is given for upgrading.

When do I need to decide on an upgrade? |

Typically, upgrades are to be chosen within 5 days of mutual acceptance of the Purchase and Sale Agreement. Depending on what phase of construction the home is under, all upgrades may or may not be available. It is a good idea to make your upgrade selections as soon as possible.

Upgrades must be paid for at the time of the Upgrades Selection Meeting. Unless payment for these options is received in full at the time of the Upgrade Selection Meeting, construction may proceed without the installation of the selected options.

Can I add or delete an upgrade after the Upgrade Selection Meeting? |

Once construction begins on your home, it may be difficult to add or delete options/upgrades. If construction has not yet commenced, you may add or delete options/upgrades. Certain changes may not be available once construction commences. If the cut-off phase of construction has commenced, a two hundred and fifty dollar ($250) change order fee will be assessed, plus the cost of the change.

Why do change orders cost so much? |
| |
|

Options selected after their cut-off phases are considered custom change orders and are subject to custom change order prices. These prices may be significantly higher than the stated option price for multiple reasons related to timing, material, labor, and administration fees. |

Timing: The amount of work required to make a change is dependant upon how much work has already been done (and consequently, required to be redone) up to that point. In addition, scheduling and ordering changes often require a lead-time, which becomes lost time. Because most construction must be accomplished in a linear sequence, changes require rescheduling subsequent tradesmen, effectively delaying your closing date. |

Material: In some cases, making changes requires destroying and repurchasing materials. In other cases, restocking fees and trip charges apply. The timing of the change request will directly affect the amount of material required to accomplish the change. |

Labor: Our subcontractors are paid to build our homes as standard. Most additional labor is charged at an hourly rate, in addition to trip charges if the subcontractor has already finished the original work. The timing of the change request will directly affect the number of trades required to accomplish the change. |

Administration Fees: Ensuring your change orders are installed requires additional time devoted to verifying, ordering, processing, filing, scheduling, and rescheduling.

Who do I need to contact for change orders? |
| |
|

Make arrangements as soon as possible with your Agent to request a change order, as certain changes may not be available once construction commences. Field superintendents and subcontractors are not authorized to make any modifications to your written agreement. Remember, all terms must be agreed to in writing to avoid possible confusion, misunderstanding, and/or misinterpretations.

Can I contact your subcontractor to install products I purchase and pay them directly? |
| |
|
 |
No. All materials used in building your home are “pre-purchased” from our vendors and are installed by our subcontractors as required by their contract. This allows us to manage and guarantee the consistency of construction quality and methods and scheduling requirements. In addition, this is necessary to honor the warranty of the components of your home. Our subcontractors are prohibited from accepting requests from homebuyers directly. During the construction of your home, any changes to the Purchase and Sale Agreement need to be handled through your Real Estate Agent or through a signed around addendum to the Purchase and Sale Agreement. After the closing of your home and the title is transferred to your name, arrangements should be made with a qualified third party if you choose to make changes or additions to your home*. Violation of these restrictions may result in voiding your Limited Warranty, or cancellation of the Purchase and Sale Agreement and forfeiture of the earnest money deposit and option payments. |

Can I visit my new home during its construction? |

Watching the progress of your new home can be very exciting. Please contact us prior to visiting your home. Due to Safety Codes and concerns, Seller insists that Buyers never enter homes under construction without Seller's permission and accompaniment by your Real Estate Agent, or between the hours of 8:00am and 5:00pm. Regent Homes, Inc. kindly requests that you limit your stay to no longer than 30 minutes. Staying longer may require that our subcontractors cease work (and potentially reschedule) due to safety issues, consequently delaying the completion of your home. A Customer Orientation Meeting, often referred to as a “Walk Through”, will be scheduled with our Customer Service Representative to give you an opportunity to learn about your new home before your closing.

How long will it take to build my new home? |

We make every effort to expedite the construction of your new home, but never at the expense of quality. Each home is unique in that it is hand-built and given special attention. The average construction schedule is 120 calendar days (approximately 4 months) from the day construction commences; however, during the course of construction, delays are common and expected. Weather, back orders, availability of subcontractors, options, custom change orders, and inspections all affect the timeline for each home.

Will the rain compromise my new home’s framing materials? |

|

Lumber does not absorb water very rapidly from surfaces parallel to its linear cells. Rain falling on the face of lumber will generally only wet the surface of the piece, and this moisture can dry readily. OSB (oriented strand board), which is used as sub-flooring, roofing and wall sheathing, is a type of wood-based composite that is basically composed of two components: wood furnish and synthetic adhesive. The synthetic adhesives used in manufacturing OSB are designed for exterior applications, having good water resistance and a high degree of durability. OSB is intended to resist moisture due to construction delays, or other conditions of similar severity.

Is it normal for there to be days of no construction activity? |

During the construction of your new home, it is normal for there to be days of no construction activity due to weather, back orders, availability of subcontractors, and inspections. Because most construction must proceed in a linear sequence, a delay in one activity will often delay subsequent activities. |
|

The inclement weather of western Washington is the number one factor in construction delays. Rain affects the most visually noticeable construction activities: concrete, siding, exterior painting, gutters and downspouts, grading, landscaping and fencing. Usually, the delay of exterior construction activities does not affect the construction of the interior. |
|
|
| |
Although not technically considered delays, within the construction schedule, there are multiple days allocated to activities that do not add to the structure. Among these are days for deliveries and days for dirt, concrete, mud, primer, paint, caulk, grout, adhesives, and sealants to dry, set or cure. In addition, each home must pass multiple County Inspections. Each inspection becomes a stopping point, as an inspection must be passed in order to proceed. Because County Inspectors do not guarantee the time of an inspection, we typically grant a full day for each inspection. These days also serve as opportunities for our Superintendent to ensure quality control of your new home.

Is it normal that my home doesn’t look exactly like the model home? |

Each home is handcrafted and therefore slight variations will exist from one to the next. In addition, plans and specifications may be modified from what may be represented in the model home. Comparable quality substitutes for materials and supplies, fixtures, and appliances may be used in cases of unavailability.
